etax页面如上图所示，我已经把自己会填的填上了……
我已经做了Property Depreciation Report，今年如果使用Diminishing Value Method，应该是贬值$6867。但我想请教应该怎么填写Opening written down value 和 Opening adjuctable value?

谢了。不过，让税务会计做的话，更容易通过。有些复杂的问题，税务局回来联络你。那就会比较麻烦。

Opening adjustable value 其实就是你的投资房在上一个财政年度做了depreciation后剩下的价值，就是等同你上一年做退税时候后得到的closing adjustable value.

Opening written down adjustable value就是要把business 的比例也算进去。比如说你的房子有自住的话， 就需要按面积比例算出有多少是出租的，只有出租的部分可以去claim. 但如果你是整个屋子都出租，那opening adjustable value和Opening written down adjustable value就应该是等同的。
补充一点，我自己看了下你已经填写的部分，发现可能有些地方不一定正确。在做rental property claim的时候，depreciation要分成两部分来看。一个construction cost, 这个一般就是在你买房子需要请专业的估价师来给你个报告，这个价值一般不是你买房子的价格，因为land的价值是不能包括在里面的，land不做贬值的。 而且这个贬值率是2.5%（1987年9月15以后建的房子，1984年8月22号到这个日子之前的是4%）。一般来说用prime cost会得到比较大的贬值。


而另一部分贬值 就是你房子里面的一些物品。 比如家具，家电什么的。 这个你就可以根据不同物品不同的使用年限 选择不同的贬值方式来取得最大的利益。有一个叫low value的东西 其实挺好 是针对价值$300到$1000的东西。贬值率是统一的18.75%和37.5%

做rental property的deducation的时候，一定要花多点时间去想尽可以claim的东西，这样能为你省很多钱。 比如说你可以claim花在去投资房路上花费，比如汽车贬值，汽油什么的 打电话给中介或者租户，都可以按比例做claim.

多谢指点，我已经问明白了。我做的depreciation schedule 里有两个method，diminishing value 和 prime cost，然后分别有两组数字Div.40 和Div.43分别对应Label I – Capital allowance deductions/depreciation on plant 和 Label R – Capital works deductions (special building write-off)。选个method再把对应的数字填进去就行了。


顺便吐槽一下，今年增加的MyGov连接真腻味。据说可以跳过去不连接，方法如下（转自Whirlpool）：
Some people in the ATO don't seem to care about the Tax Help program, first time lodgers or the weakly secured, poorly designed and implemented mygov system. Your one stop shop for identity theft. This year there is a work around but will it be there in the future?

I rang the ATO this afternoon and basically said "no mygov for me", what else can I do. Apparently there is a way around mygov in e-tax. When you need to put in your mygov username and password (screen 340 for pre-fill, screen 8240 for lodgement), simply enter taxhelp as your mygov username and click the button below (Prefill or Lodge to the ATO) and you will then be offered the verification path used previously in e-tax. You'll then need a Notice of Assessment (NOA) or shared secret details to proceed.

Based on previous years messaging, some of the big advantages of NOA verification are:
-doesn't matter if mygov is down
-doesn't matter if communication between mygov and ATO is down
-doesn't matter if the ATO systems are having scheduled maintenance
-systems is really up continually from open to close of e-tax

If you want to make sure mygov isn't mandatory in 2015, ring 1800 199 010 and provide FEEDBACK (not a complaint) to that affect. Let them know you will lodge a complaint next year if there isn't at least one way to lodge electronically without mygov.

嗯 明白就好。 但就construction cost的depreciation 的确只能用2.5%来贬值（87年后的房子），而且只能用prime cost的方法。如果用错，也会有什么大问题，只是ATO 可能会联系你，让你纠正下的。

还有 我觉得政府出台这个mytax,就是为了让大家多缴税。 政府永远是不会为了让你少交税而出台一些便利的方式的。政府一定是为了他自己的收入服务的。
